Here’s how we can help you…

  • Pend listing (if ETM listed).

  • Review of purchase & sale paperwork for compliance with agent’s brokerage.

  • Send paperwork for corrections via FormSimplicity or DocuSign.

  • Email Client “Congratulations & Expectations” with all signed purchase & sale paperwork.

  • Email transaction timeline updates as the transaction progresses.

  • Send agent drafted documents out for necessary signatures as requested.

  • Make sure escrow was opened and lender has received all purchase and sale documents.

  • Coordinate inspection(s) with closing agent, listing agent, & seller.

  • Coordinate appraisal with buyer’s agent& seller.

  • Coordinate signing with closing agent, listing agent, & seller.

  • Make sure seller receives settlement statement.

  • Close listing in MLS.

  • Order sign removal.

  • Reminder to listing agent to remove lock box (see lock box installation for cost of ETM lock box removal).

  • Drafting of real estate documents.

    • Under contract $400

    • $50 discount if ETM listed the property!

    • Invoiced through closing. $50 for review of any non-IREC documents.

PRE-LISTING

Are you representing a seller in the pre-listing phase?

Here’s how we can help you…

  • Pre-Listing

    • Pre-drafted listing packet (1 business day turnaround) $25

    • Lockbox installation $100-$200

      • $100 in Kootenai County

      • $200 in Bonner or Shoshone County

      • Must be on a county maintained road and weather permitting. Clear driving instructions must be provided.

  • Listing

    • 5 Business day turnaround.

    • Review of listing paperwork for compliance with agent’s brokerage & make any necessary changes with client via FormSimplicity or DocuSign.

    • Schedule real estate photography, coordinate with listing agent & seller.

    • Coeur d’Alene Flex MLS input. Upload photos, CC&R’s, LBPD, RE-25, Taxes, Aerial image & Easements and/or Maintenance agreements of public record (as applicable).

    • Email listing draft to agent and to client for review & approval.

    • Make listing live.

    • Input showing inspections.

    • Email client “Congratulations & Expectations” with all signed listing paperwork.

    • Order sign & listing binder (at Agents’s expense) if desired from title company.

    • Make future listing changes.

    • Add open houses.

      • Additional $50 for entering Selkirk MLS listing.

      • Invoiced when made active.

      • $50 re-list fee.
